Opus Landmark of Lake Forest II Finished

This four-story multi-tenant office building is the second office facility in the Opus Landmark complex, which forms a gateway to Lake Forest from the Tri-State Tollway (I-94) and Town Line Road (Route 60). 

The building is designed predominantly in architectural precast concrete that is sculptured to give it depth.  The vision glass contrasts the precast and is set in aluminum frames.  The entrances are accumulated and recessed to break the rhythm of the precast.  The clear glass at the entrance reveals the quality finishes within the atrium lobby.  The roof mechanical equipment is recessed from the front of the building and fully screened with glass and framing complementing the building exterior.

The expansive floor plates and large bay sizes are designed to maximize space planning efficiency, minimize cabling costs and maximize window lines and natural light creating a pleasant working environment. 

Approximately one-third of the site consists of protected wetlands with other natural amenities and mature woodlands scattered throughout the remainder of the site.  The design of the complex utilizes and accentuates this rich pre-existing landscape.  

Building amenities include a full-service cafeteria with a large dining area, underground executive parking, and concierge services.

A major tenant is ICON Clinical Solutions, a global provider of outsourced development services to the pharmaceutical, biotechnology and medical device industries.

Completed work on Minooka Ridge I

Project: Minooka Ridge I

This distribution center is located in the Northwest quadrant of I-80 at the Ridge Road interchange, only four miles west of the I-80/I-55 junction, in Minooka, Illinois, a southwest suburb of Chicago.

Building I is an 861,438-square-foot cross dock distribution center located on 48 acres. The one-story facility's exterior is clad in smooth insulated precast concrete with an EPDM single-ply, ballasted membrane roof.

The warehouse space features a 32-foot clear ceiling height with an ESFR sprinkler system. The heating is designed with roof-mounted, gas-fired 80/20 heaters.  Interior column warehouse bays are 50' x 50' and dock bays are 50' x 60'.

Two tenant entries are provided complete with parking for a total of 200 cars, including 185 truck docks (expandable), 249 trailer spaces (expandable), and four drive-in doors.

The building was sold to Macy's Inc. and is operated by the Macy's Logistics and Operations division.  Winner of the "Largest Industrial Transaction-Platinum Sponsor" from the Society of Industrial and Office Realtors (SIOR) - Chicago Chapter.
