Located in Bethesda, MD, The Astrid is a 562-unit, class-A multifamily community that harmonizes modern luxury with natural tranquility. Comprising two 11-story towers atop a three-level, below-grade concrete parking garage, the development is among the first in the area to use a proprietary light-gauge steel system. CBG delivered The Astrid in June 2024, successfully navigating the challenging site landscape through strategic planning, collaboration, and expert execution. The hilly and rocky project site featured a 70-foot elevation change and the potential for costly rock excavation, resulting in a one-and-a-half-year-long preconstruction period. During this time, CBG assisted with the design of the 40-foot retaining wall on the backside of the community. Extensive studies determined that an H-pile wall with permanent tiebacks and stone cladding provided the most economical and aesthetically pleasing solution. The team used a natural site plan that preserved on-site trees and protected the adjacent Forestry Conservation Area. This allowed them to minimize land disturbance by integrating the existing site grading and strategically positioning the building footprint. Through close collaboration with the owner, architect, and structural engineer, the project team also decreased the level of necessary rock excavation–a common challenge with underground construction in the Bethesda area. CBG’s expertise in light-gauge steel systems significantly accelerated the building enclosure process, establishing a stable work platform earlier than traditional methods, expediting vertical construction, and saving approximately 10% on superstructure costs. Designed for a seamless blend of work, life, and relaxation, The Astrid features premier amenities and unit features. A grand, Scandinavian-inspired ground-floor space includes a link lobby connecting both towers, fostering community. Amenities include rooftop terraces, green roof decks, a fitness center, coworking spaces, and floor-to-ceiling windows that maximize views of the natural surroundings. The rear courtyard offers additional green space, a children’s play structure, and a grill station, while the North Tower’s speakeasy-inspired lounge provides an inviting retreat with ample seating, billiard tables, and more stunning views. Concierge-style services, such as a lending library and valet dry cleaning, further elevate the resident experience. Inside each unit, quartz countertops, under-cabinet lighting, high-end stainless steel fixtures, and keyless entry technology further enhance the sense of luxury. Earning NGBS Silver certification, The Astrid integrates various sustainable features, including five bioretention structures that filter pollutants from stormwater runoff, electric vehicle charging stations, and a green roof. The Astrid’s pedestrian pathways, on-site shuttle service, dedicated transit stop, and well-equipped bike storage and repair facility encourage eco-friendly transportation.
