Story

Dix Street Residences is a testament of public-private partnership that can address the growing demand for affordable senior housing in Washington DC. This project is only one of a few affordable “grand family” communities in DC, offering high-quality homes specially designed for households with at least one senior member aged 55+. The project is focused on providing housing solutions to multi-generational families. Dix Street Residences, a 47-unit affordable senior housing community. Our commitment to sustainability is not just a goal but a shining testament Enterprise Green Community certification as our target achieved a highly efficient mechanical system. To achieve energy efficient building, the first step was to reduce air infiltration and improve envelope's overall performance. The focus is to improve envelope air tightness and to improve the glazing system performance compared to code minimum values. Inside the building, the team focused on utilizing demand control systems to minimize energy consumed by plug loads, ventilation conditioning, lighting, and HVAC equipment. The remaining energy consumption of the building will be offset by highly efficient solar /Photovoltaic panels over green for on-site power generation. We encountered several unforeseen conditions that tested our adaptability and expertise to maintain the budget and schedule. These included unexpected site conditions like encountering buried historic house and contaminated soil, & supply chain disruptions, that required immediate response and strategic pivoting. Despite financial constraints, we integrated a green roof, solar panels, and beautiful landscaping into the project, enhancing its sustainability and aesthetic appeal within budget. Adjusting work plans dynamically to counteract delays and ensure progress remains steady. We extensively with our envelope consultant and subcontractors to provide an airtight structure, which played a crucial role in energy efficiency and sustainability. The job site was impacted by existing power lines passing through, but we successfully resolved these complications once we started the construction. We faced significant procurement issues with transformers, panel boards, and meter stacks. However, through persistent coordination with manufacturers and responsible parties, we ensured timely delivery of all materials to keep the project on schedule. Despite these obstacles, our project was completed on schedule, a testament to the team’s dedication, efficient planning, and ability to adapt under pressure. We also met all sustainability benchmarks by passing the Green Enterprise and blower door tests on the first attempt, demonstrating our commitment to energy efficiency and environmentally responsible construction. Most impressively, we completed the entire project in just 14 months, from E&S control to key turnover. Through rigorous project management and coordination, we delivered a final product that met all specifications, upheld the highest industry standards, and showcased our commitment to excellence.
