Henley Construction is proud to submit the Montgomery College East County Health Education Center renovation project for the Excellence in Construction Award. This project involved the meticulous fit-out of a partially demolished 55,549-square-foot space in Silver Spring, Maryland. The goal was to revitalize this space and transform it into a state-of-the-art educational facility that meets the evolving needs of students, faculty, and staff while integrating new systems and technologies for optimal functionality. The project scope encompassed several key components that necessitated careful coordination and attention to detail. The demolition and replacement of ten existing rooftop units (RTUs) was a critical step in improving the HVAC system’s efficiency. Additionally, new ductwork was installed and plumbing and sprinkler lines were reconfigured to ensure the facility’s systems met modern performance and safety standards. This required close collaboration between various trades to ensure all systems were integrated seamlessly into the existing structure. One of the most critical aspects of fit-out was the creation of modern learning spaces, including the construction of new classrooms, computer labs, nursing rooms, and offices, all of which were designed to foster an environment conducive to education and collaboration. These spaces were outfitted with quality materials, including new flooring, millwork, window blinds, and toilet partitions. New operable folding partitions and medical gas equipment were installed to meet the specialized needs of the healthcare education center. Additionally, the project included the installation of new fire alarms, sprinklers, plumbing fixtures, HVAC systems, electrical lighting fixtures, and low-voltage systems. These updates were crucial for ensuring the safety and performance of the building while complying with modern building codes and energy efficiency standards. During the renovation, Henley encountered significant challenges that required innovative solutions. First, an existing underground sanitary line, deeper than anticipated at over 14 feet, needed replacement directly beneath the location of a newly constructed area of classrooms and the group restroom. This necessitated careful excavation and additional shoring of existing columns and footings to maintain the integrity of the finished work above. Henley’s team hired a Hydrovac Excavation contractor who minimized the excavation footprint, allowing us to reach and replace the sanitary line, thereby minimizing disruption and costs. A second challenge involved integrating interactive teaching monitors into the newly framed classroom walls. Receiving the design from the owners after the framing was completed, these monitors required structural modifications. Henley hired a structural engineer who designed steel posts to be added within each classroom wall to support the interactive teaching monitors. This solution enabled Henley to accommodate the monitors without affecting ongoing MEP work above ceilings, ensuring the project remained on schedule. Throughout the project, Henley Construction prioritized collaboration with all stakeholders, ensuring that their input was valued and effectively incorporated into the design and execution. This commitment to open communication helped create a space that is not only functional and efficient but also reflective of the owner's vision for the Montgomery College East County Health Education Center.
