The Chevy Chase Club is a prestigious social institution founded in the 1890s. rand* provided preconstruction services for this renovation project, with their estimating team providing detailed input on scope and cost prior to the start of construction. The approach taken for the renovation was methodical and phased. Work began at the North end of the building and progressed southward, with a focus on the concurrent demolition of the Tap and Card rooms. This sequencing allowed the Club to open essential areas, including the Pool Canteen, Staff Dining, and Main Kitchen, in time for the start of the summer activities. A major part of the project involved the demolition of a 100-year-old stone wall that separated the Taproom and Cardroom, transforming the space into one large room. This task required carefully shoring the stone wall using large needle beams that penetrated the South Balcony. After the wall was demolished, structural beams were installed in the floor and ceiling, with columns on either side to support the load of the building above. An innovative aspect of the project was the installation of diamond piers, which were used to support the new terrace deck. The railing design was required to match the historic features of the existing building, including the use of the same wood species. To meet code compliance while preserving the aesthetic integrity, non-visible steel wires were installed, with structural plates supporting the wiring concealed behind wood panels. These piers were strategically placed to avoid disturbing the complex and ancient tree root system surrounding the area. By utilizing diamond piers, rand* was able to complete the installation of the terrace deck without impacting on the historic trees, ensuring that the natural environment was preserved while still meeting the Club’s needs. This project highlights rand*’s ability to combine careful planning, technical expertise, and respect for history and the environment.
