Located on a prominent corner in Washington, D.C., 1400 K Street is a dynamic, glass-clad property flooded with natural light. Our project team enhanced the functionality and aesthetics of the building by conjoining two floors with a new integral staircase, providing seamless access to two new amenity spaces for building tenants. This work also included a full renovation of the lobby and the installation of a new exterior canopy, transforming both the interior and exterior. Engineering Connection One major challenge was the installation of the new staircase. To accommodate the structure, a significant portion of the existing floor had to be demolished, requiring careful planning and execution. Additionally, the building’s age revealed structural deficiencies that had to be remediated during the renovation, adding complexity to the project. We worked closely with the design team to identify potential issues efficiently, keeping the project on track. Wear and tear had affected walls, ceilings, and floors—we adjusted our schedule so that crack repairs could be performed while maintaining our timeline. Working in an Active Space The lobby renovation presented another challenge, as the building was fully occupied, and significant work needed to be done while keeping the building fully operational. Egress routes were clearly marked and carefully maintained, ensuring safety at all times. Key construction activities were scheduled during off-hours to mitigate tenant impact. Tenant experience was a top priority, with detailed planning to ensure a seamless transition from old to new. Despite these challenges, the project was completed on schedule, beginning in September 2023 and concluding in April 2024. The revitalized 1400 K Street now offers modernized common areas, seamless connectivity between floors, and an upgraded entrance experience that enhances the building’s overall appeal.
