Meritus School of Osteopathic Medicine

Hagerstown, MD

Story

The new Meritus School of Osteopathic Medicine in Hagerstown marks a new era for education in the state of Maryland. As the first new medical school in the state in over a century, and only the 200th in the nation, this facility is set to shape the future of healthcare. The DAVIS project team built this five-story steel structure to serve as an advanced medical education hub, designed to meet the evolving needs of students, faculty, and medical professionals. From foundation to façade, the project demanded technical expertise and precision. The building rests on a micropile deep foundation system, with some micropiles extending 76’ into the ground to ensure stability. Above, the structure is supported by a system of mats and grade beams that distribute loads efficiently. One challenge involved constructing three concrete towers before erecting the steel frame. These towers were essential, acting as the diaphragm to prevent structural collapse during construction. Once in place, the five-story steel frame was completed, encapsulating a blend of curtainwall and window wall systems, insulated metal panels (IMP), aluminum composite material (ACM) panels, ground face block, and engineered stone veneer. The building’s design supports a diverse array of medical training and student-centered spaces, ensuring that future physicians have access to top-tier facilities: A 1,000-person conference center on the first floor, complemented by an industrial kitchen for large-scale events. Multiple 200-person lecture halls, breakout rooms, and study areas to foster academic collaboration. A gross anatomy lab and 84-person osteopathic medical training room to provide hands-on learning. 20 practice patient rooms, simulating real-world healthcare environments. A fitness center and library, supporting student well-being and academic excellence. Student support services and executive offices for Meritus leadership and a shell space for future program expansion. A striking atrium lobby that welcomes students and visitors with an open, modern aesthetic. We overcame significant topographical challenges on the 10-acre site. Construction required the installation of site retaining walls to accommodate new grade changes, as well as the creation of seven bioretention ponds to manage stormwater sustainably. A new access road and 140 parking spaces were incorporated, ensuring accessibility for anyone on site. Originally planned for a 24-month schedule, the project faced an unexpected three-month permitting delay early on. Meeting the December 2024 completion date was non-negotiable, as the medical school needed to be fully operational for certification and the start of classes in 2025. By maintaining a strong relationship with Washington County and state officials, the team ensured that all stakeholders understood the project’s significance, and the deadline was met with a high-quality result.
