Henley is proud to submit the Louise Archer Elementary School project for consideration for the Excellence in Construction Award. Located in Vienna, Virginia, this project involved the complete revitalization of an existing educational facility, adding modern spaces to support the growing needs of students and staff. The transformation of this 52,938-square-foot structure included extensive renovations and additions to create a contemporary learning environment while preserving key elements of the school’s historical legacy. The renovation preserved 46,263 square feet of the existing structure, while 57,885 square feet of new space was added. This expansion includes enhanced classrooms, educational spaces, and support areas designed to foster innovation and collaboration. The updates meet modern standards of safety, accessibility, and sustainability, providing a flexible and dynamic learning environment. A key feature of the project was the discovery and preservation of the original 1939 exterior wall of the Vienna “Colored” School. During demolition, Henley’s team worked closely with the architect to incorporate this historic piece into the new design. The wall, featured in the lobby, honors the school’s legacy and serves as a connection between past and present generations of students, staff, and community members. The revitalized school also includes outdoor classrooms, which have become a model for Fairfax County public schools. These outdoor spaces foster nature-based learning, allowing students and educators to thrive in an innovative, fresh-air environment. Beyond its historical and educational elements, the building features modern systems to enhance functionality and sustainability. Renovations included upgrades to finishes, windows, doors, mechanical systems, plumbing, and electrical systems. New energy-efficient lighting and HVAC systems, along with Variable Refrigerant Flow (VRF) units, provide precise climate control in each classroom, ensuring a comfortable and productive environment. The Louise Archer Elementary School project was particularly challenging because construction occurred while the school remained occupied. Maintaining full occupancy required meticulous planning, coordination, and phased construction to minimize disruption to educational activities. Despite these challenges, Henley Construction completed the project on time and under budget. Specific obstacles included the discovery of contaminated soil in the new parking lot area, which delayed a critical summer phase. Henley safely disposed of over 320 tons of contaminated soil, completing the parking lot in time for the first day of school. Additionally, the lead time for new switchgear exceeded the timeline for the first phase of construction, which included a 50,000-square-foot classroom addition and a kitchen and cafeteria expansion. Henley developed a strategic plan to backfeed power to the new addition using existing switch gear. This innovative solution kept the project on schedule, ensuring the new facilities were ready for students after summer break. The project demonstrates our ability to manage complex challenges, preserve historical significance, and deliver high-quality results. Completed on time and under budget, the revitalized school serves as a model for future educational facilities and sets a high standard for Fairfax County public schools.
