Senior Living Campus Expansion

After extensive and thorough preconstruction, the Villas at SVWC started construction in April 2022. The campus expansion adds an extensive amount of modern independent living apartments for residents, providing room for the growing community. Phase one was completed in mid-2024, and the second half of the campus expansion finished in January 2025. The project consists of ten Villas in total, broken into two phases of five Villas each. Each Villa includes either nine or ten apartments, subgrade parking, an elevator, community room, and resident storage. Each is a hub with all the amenities needed to help residents live retirement to the fullest every day. The largest single project that Warfel Construction has completed to date, our team has regularly managed over 300 workers onsite each day as multiple phases were completed simultaneously. Over 112 Warfel employees directly contributed to the project over 32 months, with over 750K onsite hours total between Warfel, subcontractors, and vendors. Some interesting challenges early in the project included existing site conditions and project coordination. Our team had to navigate weeks’ worth of rock blasting to prepare the site for construction, removing huge sections of the hill at the back of the site. In addition, the site drops in elevation nearly 50 feet from the highest to lowest elevation, requiring many retaining walls to be constructed. Large concrete pours had to be highly coordinated, with dozens of trucks arriving one after another ready to pour. Over 41.6M pounds of concrete were poured over the life of the project. The project included 10 buildings across 23 acres of property, spanned two municipalities (image uploaded to demonstrate split), and had residential properties on all sides of the site. Warfel has managed beneficial resolutions for disagreements with separate municipalities. We proactively engaged residential communities to manage expectations, fears, and post-construction concerns from the significant rock blasting operations. Additionally, we facilitated complex coordination discussions with owner IT contractors to ensure a seamless connection to their campus infrastructure. Warfel was thankful to create another Client for Life through this project and looks forward to future projects with Jeannie and the SVWC team.
