This approach enhances the tenant’s experience and minimizes the building’s environmental footprint. 17xM’s design team adopted a collaborative approach by engaging the local community through visioning sessions that included local stakeholders. In one role-playing exercise, stakeholders assumed the identities of potential tenants—attorneys, urban planners, hospitality workers and lobbyists—with the goal of customizing the design to suit their perceived needs. 17xM’s intention is to increase personal wellness and elevate the overall tenant experience. The striking double-height lobby sets the tone for its luxurious and modern entranceway. A nearly three-story exterior living green wall with eight different plant varieties —the largest in Washington, D.C.— contributes to 17xM’s green-minded aesthetic and environmental sustainability goals. Innovative smart technology is embedded throughout 17xM. Equipped with occupancy-based HVAC and lighting controls, 17xM optimizes energy use based on real-time occupancy. Environmental sensors and fault detection systems enhance operational efficiency as the building management system enables automated control over multiple building systems, improving both functionality and sustainability. 17xM also boasts a robust tenant app, further enhancing the overall user experience. For tenant and guest accessibility and convenience, 17xM also offers a vehicular layby to ensure safe drop-off for private cars and rideshares. With three levels of below-grade parking, including 19 electric vehicle charging stations, and a 24/7 lobby attendant with touchless entry and elevator dispatch systems, 17xM offers a modern, seamless tenant experience. The building offers 13,500-SF of retail space, a 5,500-SF fitness center with spa-like locker rooms and a range of wellness options, multiple private terraces and 7,500-SF of exclusive indoor/outdoor rooftop space, promoting community and work-life balance. The rooftop terrace, which can host up to 500 guests, provides breathtaking panoramic views of downtown D.C. and serves as an ideal venue for social gatherings, relaxation and outdoor work.
