Republic Place, located at 1776 Eye Street and 801 18th Street, NW, in Washington, DC, exemplifies a bold and ambitious transformation of an aging property into a dynamic, new office destination. This redevelopment seamlessly integrates modern design, sustainability initiatives, and strategic mobility enhancements while preserving the building’s architectural integrity. Through a series of innovative solutions and meticulous planning, the project team overcame significant structural and logistical challenges, creating a space that embodies both sophistication and functionality. A defining feature of the Republic Place redevelopment was the connection between the two buildings, significantly enhancing their functionality, accessibility, and aesthetic appeal for current and prospective tenants. This was executed by installing an interconnecting stair that leads to the new second floor amenities. The lobby underwent a dramatic transformation with the installation of an intricate spiral staircase and changing the elevation of the lobby floor by four feet, creating a more prominent and inviting entryway. The full-height exterior structural glass was replaced and extended beyond the original system, introducing a sleek, contemporary aesthetic that carries through to the newly designed second floor conference center. The lobby vestibule was also redesigned which presented a unique challenge: integrating essential mechanical elements without compromising the space’s transparent, all-glass aesthetic. Sprinklers were discreetly concealed within the base of the vestibule, maintaining a clean and seamless design. The second floor underwent an extensive redesign to accommodate the evolving needs of modern businesses. The new space includes three conference rooms, the largest of which features an operable partition, allowing for flexible configurations. A fully equipped pantry was introduced to facilitate catering services for meetings, while a welcoming seating area with a television provides a comfortable environment for collaboration and networking. Additionally, a medium-sized conference room opens onto a newly constructed balcony, which required significant structural reinforcement. The interconnecting stairwell is distinguished by underlit railings and illuminated steps, adding both aesthetic appeal and functional connectivity between spaces. Further enhancing the leasing potential of the property, a high-end spec suite was developed on the second floor. The suite was successfully leased shortly after completion, underscoring the market demand for thoughtfully executed work environments. One of the most remarkable aspects of the redevelopment was the transformation of the rooftop, a space that had previously been unused. To accommodate its new purpose, the roof was reinforced with carbon fiber, ensuring structural integrity. The penthouse now features IPE wood floors, an elegant pergola, and an intricate U-shaped bar outfitted with a sink, cabinets, and refrigerator. AV technology was integrated throughout with speakers controlled via a centralized entertainment system, creating an inviting atmosphere for tenants. All windows on floors one through ten were replaced, modernizing the façade and improving energy efficiency. The entire exterior was repainted to revitalize the structure and increase curb appeal. To improve accessibility and drainage, the project team regraded the entire 18th Street sidewalk from H to I Streets, ensuring compliance with modern accessibility standards while enhancing pedestrian safety.
