8th-Floor Rooftop & Lounge Renovation This newly renovated rooftop terrace and interior lounge on the 8th floor provides tenants with a flexible space for meetings, events, and informal gatherings. Designed by Collective Architecture and built by Patner Construction, the space features a mix of natural wood textures and a modern color palette to create a comfortable and functional environment. The renovation includes conference rooms with AV systems, a pantry for food and beverage service, and varied seating options for both large and small groups. The space connects to an outdoor terrace through operable exterior windows, expanding the usable area to include additional seating, a pergola, planters, and a putting green. Structural & Construction Details A key part of the project was the cantilevered deck, which required detailed structural planning. Patner Construction performed the load calculations to determine beam sizing and attachment methods, ensuring the deck integrated properly with the existing building. The installation process was complex due to limited access to structural connection points, requiring work to be done entirely from the building’s exterior. Temporary road closures were necessary to maintain a safe work area. Planning & Accessibility With an open-ceiling design, careful coordination was needed for electrical, mechanical, and cabling systems within the reduced plenum space. Additionally, ADA-compliant doors and a custom ramp were incorporated to ensure accessibility. The new exterior windows and doors were designed to match the building’s existing mullions and meet energy efficiency requirements.
