The Cantata at 801 3rd Street, NW, Washington, DC is a luxury apartment building housing 275 units across 9-stories in the heart of the city’s Mount Vernon Triangle neighborhood. Sustainability was a focus for the project and Prospect Waterproofing Company helped achieve the LEED Silver certification by installing green terraces and green roofs to help manage stormwater and lighten the load on DC’s aging infrastructure. Prospect’s scope of work: 36,000 square feet of hot rubberized asphalt roofing 14,000 square feet of hot rubberized asphalt waterproofing 15,000 square feet of thermoplastic foundation waterproofing 20,000 square feet of green roofing 36,000 square feet of traffic coating 8,000 square feet of architectural, porcelain, and Ipe pavers Project challenges included completing work on a site with a small footprint for storage and stocking materials with mobile cranes and forklifts in an active residential neighborhood with another construction site at the end of the block. Due to the nearby church and adjacent residential building’s amenity terrace, use of mobile cranes required highly scheduled and coordinated planning. Damage to installed roofing was a concern on this new construction project where a tight schedule, limited access to work areas, the coordination of trades, and design changes forced Prospect’s field supervision and workers to juggle the logistics of working across multiple building elevations on the building foundation, ground floor, second floor, main roof, penthouse roof and balconies. Establishing safe working conditions throughout the project was paramount but especially while installing the hot rubberized asphalt roofing using fall protection equipment for tie-off at parapets with inadequate height, which required workers’ close attention. The precise application of the roofing system details kept the building dry as interior work progressed during construction. An IRMA hot rubberized asphalt system with insulation, drainage board, and either green roofing components or one of several types and sizes of architectural, Ipe or porcelain pavers for overburden was applied to the roof and courtyard areas. The garden roofing systems include extensive green roofing areas planted with sedums. The second-floor courtyards required labor intensive mobilization for the application of the roofing and overburden systems as they were not accessible with a crane. Lavish amenity spaces including the resort style rooftop pool and rooftop lounge showcase monumental Washington, DC views while hiding the functional roofing system, however, it’s the complete roofing system, which guarantees the watertight integrity of the structure for the future. The completion date was met.
