7607 Old Georgetown Rd is a 24-story high-rise built on a postage stamp construction site at the previous La Madeline restaurant in Bethesda, MD. Most of the façade is comprised of brick veneer, and due to the concentration of brick combined with the lack of laydown space, logistics were key in maintaining production while providing a high-end masonry product. Materials - Brick and mortar were shipped in bulk to Manganaro Midatlantic warehouse in Beltsville, MD. The mortar mixing station, which was located adjacent to the building hoist, was in a 20x20 space. Deliveries were made daily from our warehouse to the job site, as there was little to no space to stockpile materials. Manganaro and Clark communicated constantly to make sure there were no hold-ups in getting materials on site and up the building. Logistics - Due to the urban nature and small size, the entire façade utilized a heavy-weight swing scaffolding for brick installation. Multiple scaffold jumps were made due to the height of the building. The Penthouse had a two-story screen wall, which was all brick on the exterior face. A two-story bench system was required to support the heavy-weight swing scaffolding beams to get up and over the penthouse, screen wall to provide safe access to the façade. Design – The brick veneer consisted of two contrasting colors in Norman-sized brick. One color is a dark ironspot, and the other is a light sanded brick. The lightly sanded brick required a more gentle touch due to its sanded finish. The sanded finish could not be washed down as a normal brick veneer typically receives. Because of this, extra attention was needed from the masons to prevent mortar splatters on the sanded brick. Manganaro Midatlantic’s masons provided key experience in safety, logistics, and craftsmanship to make this project a true standout in the DMV.
