The Wharf Parcel 9, also known as Amaris, is a 96-unit ultra-luxury condominium building with ground floor retail and extensive amenities including a 25 yard lap pool, fitness center, private training, resident lounge, cinema, guest suite, and landscaped roof terrace with outdoor dining and fire pits. In addition, every residence features either private outdoor space, a balcony, or a terrace. The overall goal of the project was to create Washington DC's premier luxury residential building and an iconic architectural addition to the Wharf waterfront. Amaris maximizes views of the water and landmarks, maintains visual connection from Arena Stage to the marina, and has a massing relationship with The Green - a feature park in front of Amaris - that creates an expansive outdoor experience. The tower portion of Amaris is a curved, 11-story tall mass positioned over the east side of the podium that houses the bulk of the residential units. The curvilinear, tapering form evokes a sense of speed, creating a connection to Maine Avenue and The Wharf harbor with its yachts and speed boats, while the curve of the building away from The Green opens up the space toward the park. The stepped façade along the east and west elevations creates a unified building expression and allows maximum flexibility of interior unit layouts. In addition, a curved-glass guardrail system along continuous balconies facilitates unobstructed views out of the units. The largest residences are situated along the north and south ends of the tower, with their dramatically sloped glazing and views of the Potomac River, Washington Monument, and Jefferson Memorial. Parcel 9 went into preconstruction just before the start of the COVID pandemic, and despite this was still completed on schedule despite the inability to hold in-person meetings as well as numerous material and fabrication shortages and delays. Many of the materials for Amaris were imported from overseas, which during the COVID pandemic created additional obstacles. The team was diligent in ordering these long lead items ahead of time to minimize interruptions to the schedule. The team was very collaborative and put in a great effort to support each other throughout the construction process. Despite these delays, the project was completed successfully and opened to the public in January 2024. Amaris currently boasts a 75% lease rate, including the most expensive recorded condominium sale in Washington, DC., a strong testament to the quality of the project and the effort that was put in to make the completion of the building possible.
