This project included the demolition of long-time vacant space once occupied by Chipotle and McDonalds in Capital One Arena and renovation of the space into a high-end membership lounge for Monumental Sports & Entertainment. Clark worked closely with the architect and client from the beginning to guide the design process to ensure project construction met schedule and budget goals. Taking advantage of the visibility from 7th Street, large amounts of glazing bring exterior light and activity into the space. With high ceilings and access directly to the 100-level concourse, this new premium space accentuates its unique placement with the largest seated bar in the arena. The new area features top-of-the-line finishes, color-changing lights, and ample gathering space for members on event and non-event days. These high-end finish materials were installed with great coordination and care to create a truly elevated guest experience: Once demolition for the new space began, the team discovered existing building conditions that did not align with the project drawings. Clark worked with the architect to revise the design to accommodate these existing conditions. The area around the work remained occupied and active throughout the project's duration. Crews established a secure construction zone along the high-traffic corridors of 7th St, Gallery Place Alley, and the building's concourse. Meticulous coordination with the client’s security team to manage 24/7 access to the site, and with the client’s logistics teams regarding timing of events, loading dock access, and deliveries, was required to complete the project while minimizing impact to ongoing operations. Crews constructed a 25-foot-tall wall along 7th Street and the Gallery Place Alleyway prior to demolition and construction , as well as an interior wall along the concourse to keep the tens of thousands of Capital One Arena guests isolated and safe from construction activities. These efforts contributed to a successful and safe work environment that resulted in zero OSHA recordables for the entirety of the project. The project was completed under an aggressive schedule to maximize revenue-generating opportunities for Monumental Sports. the client could sell for revenue during their event season. To fast-track work, Clark worked hand--in-hand with the design team to finalize and release long lead materials early in the project. These included the successful planning and release of Make-up Air Units (MAU)s, barrel vault ceiling features, and storefront and exterior glass. In addition, the project team worked closely with the future tenants of the space, Aramark and the Jose Andres Group, to ensure Clark delivered a space that perfectly met their needs. Three months prior to substantial completion, Clark held weekly meetings and walks with both parties to review ensure the fit-out best met their kitchen and service staff’s needs.
