This major repositioning project developed to modernize an aging office building in a Class A location involved two distinct phases – the renovation of the existing 2,000SF lobby, 15 story building and the complete reconstruction and enlargement of an existing pavilion building, inclusive of 11,500SF of hardscape replacements. Phase 1 created a new main entrance, renovated lobby and seven floors with new elevator lobbies, corridors and bathrooms. The new main entrance integrated hardscape, illuminated landscaping, pavers, canopy and signage allowing for ease of access and greater visibility. The lobby was reconfigured to create a lounge with seating, restroom, and enlarged concierge desk. The lobby infused oak panels and gray Basalt stone imported directly from Italy, delivered in 3cm slabs weighing 1,100lbs and cut into 3’ X 3’ panels weighing 120lbs each. The upper floor renovations included the same wooden elements in the elevator lobbies and incorporated shades of gray in carpet and paint. Phase 2 of the project consisted of constructing a 13,479SF new pavilion building featuring two conference rooms, tenant lounges, full gym, a custom steel and wood oval-shaped stair, and 2 rooftop patio areas. Extensive surveying was completed to ensure the precise integration of existing building elevations into the new addition for seamless transitions on multiple levels. Meticulous structural enhancement to the existing building was made with carbon fiber and steel beams to support the new larger structure. In the parking garage below, steel rods and carbon fiber were installed in the ceiling to reinforce the structure to support the increased load. Following, a crane positioned steel erecting the framework for the new building, and an independent company created the delegated design of the structural cold-formed steel framing to enclose it. The application of the air barrier membrane laid the foundation for installing various external elements of the building facade, including Kansas limestone, a green wall, Resysta synthetic wood siding, and grand Kingspan windows. To support the green wall, a framing and irrigation system was installed, inclusive of a gutter system to catch water runoff. 2’ X 2’ plant trays grown offsite were installed in the grid framing which spanned 2 sides of the building. This unique blend of architectural elements and textures created an inviting and sustainable design. Extensive coordination with MEP structures was required to maximize ceiling heights throughout, including in the 500SF conference room with 12’ wood panel ceilings. Custom Venetian plaster, Basalt stone walls, and millwork coffer ceilings carried the blend of stone and wood from the main building lobby renovation to the new amenity building. One major challenge encountered was the need to enlarge the elevator shaft to accommodate a larger elevator for stretcher-compliant standards. Addressing this required expanding the shaft on two sides, which in turn required relocating a substantial number of existing systems such as electrical, fire alarm, sprinkler, and plumbing. The existing concrete shaft was meticulously saw cut and steel beams were installed to reinforce the expanded opening.
