The Wharf Parcel 8 is a mixed-use project of the second Phase of the Wharf DC. This building features three uses: The Pendry Hotel – Washington, DC with 131 hotel keys, 255 modern apartments named the Tides, and 26,000 SF of ground-floor retail. The Pendry hotel also has two unique dining experiences for guests – Moonraker, the airy, sophisticated rooftop restaurant, and Bar Pendry, the luxurious ground-level bar. The Tides apartments feature 255 units, including 62 units at 30% MFI and 60% MFI, and 74 units at 100% MFI and 120% MFI. It is also the only apartment residence at the Wharf that offers waterfront terraces. The Wharf Parcel 8 boasts a unique cantilevered design, with one side of the geometric building jutting out and the other side receding, meant to mimic the natural flow of the tides. The floor-to-ceiling windows of the hotel side and the apartment side maximize the waterfront views and the natural integration of the building to its surroundings. Parcel 8 is located in the heart of the Wharf, providing connectivity to the waterfront as well as the rest of the dining, shopping, and entertainment options. As a part of the overall Phase 2 of the Wharf, construction of such a complex project included working diligently to mitigate delays to keep up with the rest of the phase. Construction began during the supply-chain crisis of COVID-19, resulting in significant material delays, including many international shipping deliveries. This required the project team to work around these delays and revise the schedule. In addition, one of the subcontractors went out of business during the project, which required the team to close out the existing contract and find a new subcontractor, while maintaining normal operations on the rest of the project. Overall, the project team worked overtime to meet the demands of a very complex project, especially as the Wharf Parcel 8 was being constructed concurrently with the rest of Phase 2. The mixed-use property seamlessly integrates with the modernity of the rest of the Wharf redevelopment as well as the natural beauty of the waterfront. The Wharf Parcel 8 is now in full operation on both the hotel and the apartment side, serving as a vibrant addition to the streetscape and daily offerings of the Wharf.
