Balfour Beatty provided extensive preconstruction and design-build services for Gallery 64, part of a 500,000-square-foot, mixed-use redevelopment project on a 2.7-acre site in Southwest Washington, D.C. The location was once home to the District’s Randall Junior High School. The project scoped included demolition of the non-historic north wings of the school and was replaced with a new luxury multifamily residential building. The 12-story, U-shaped facility consists of 492 unit with studio, one-, two- and three-bedroom floorplans; 98 units are utilized for affordable housing. Amenities include a two-level, below-grade parking garage, multiple lounges featuring commissioned works of art, a game room, fitness center, pet spa, maker space with sound studio, and community rooftop spaces with fire pits, outdoor kitchens and grills, a dog walk, and resort-style pool. The project, designed by Beyer Blinder Belle Architects, features a minimalist design, allowing original art to be showcased in the lobby and amenity spaces. The project had a LEED Gold goal but with sustainable elements including a substantial solar panel installation, Gallery 64 exceeded its initial goal and reached LEED Platinum certification.
