DLR Dulles Phase 1 represents the newest Loudoun County Giga-campus. Boasting more than 450 acres, this campus has capacity for 13 data centers, six utility substations, and one transmission switching station that will revitalize Dominion Energy’s Loudoun County power shortage. Phase 1 construction activities included clearing, grading, blasting, and installation of underground utilities, turnover of the first Shell and Powered Base Building (PBB), and the first two data halls. The first shell included in Phase 1 features world-class capacity in a dense, compact, two-story, 784,000-square foot structure housing 12 separate data halls with a total capacity of 96-MW. The shell construction includes state-of-the-art interior and exterior amenities, architectural façade accents, and elegant curtainwalls. The interior fit-out of this facility includes a fully featured PBB office space including branded lobby space, conference rooms with a full audiovisual package, employee breakroom/galley, secure loading/receiving area, and a fully equipped office, office lounge, and capacity to support 60 operations team members. This project achieved a LEED Silver certification under the new LEED v4 guidelines. The sustainability items include procuring a structural steel package low in embodied carbon, energy efficient lighting and mechanical equipment, as well as engaging a verified construction waste recycling company to effectively separate and recycle construction waste throughout construction. One of the largest challenges on the project was the sheer scale of construction and labor required to turnover over all Phase 1 activities at one time. The focus for this project was delivering on time, and under budget in the safest way possible. By pairing with trusted trade partners, HITT successfully delivered the first phase of construction to Digital Realty. This building is a statement piece visible from Route 606 for many years to come.
