Story

This beautifully renovated mixed-used facility is comprised of a basement and 4-stories totaling 113,200SF. Situated in the heart of Clarendon, it was the desire of LifeTime to build a non-prototypical club to extend their country club vision for their Life Athletics and Life Works concepts. Amenities include 90+ fitness, weekly yoga, cycle, barre, strength, and cardio classes, a dynamic training program including both personal and signature training, Kids Academy, whirlpools, salon/spa treatment, Café and Juice Bar, and LifeTime Work spaces. This project presented several challenges. There was a significant amount of high-level finishes installed throughout the entirety of the club and duration of the project, that required careful planning and quality control. When performing slab and soil excavations, they were within close proximity of structural footings, grade beams, water tables, and existing utilities and required additional coordination and planning. The second-floor slab had multiple elevations and adding concrete would have superseded the slab-bearing strengths. To remedy this, a sophisticated sleeper system was designed to address the multitude of flooring elevations where slabs had considerably different elevations to give the Genie mat and Plyteq gym flooring system one completely leveled feel. During the permitting process, the classification for the property was changed to increase occupancy and necessitated an entire upgrade of the fire alarm throughout other existing tenant and core spaces outside of our scope. BIM was also incorporated while building out the basement level because of challenges with ceiling height clearances with existing structures and because construction was already under way, the BIM process significantly impacted the overall basement schedule. Lastly, there were seven major design changes post bid, including where one passenger elevator was issued to be lifted one additional floor as a change to scope, 6 months into construction, and had to be completed within the Substantial Completion timeframe as the rest of the project. Entering the club lobby from street level, you are welcomed with high-end floor-to-ceiling stone walls and millwork features along with large screen TVs and access to the café. On the second floor, over 60 flat-screen televisions are included for customer viewing. Proceeding to the third-floor level, walls are covered in sprawling combinations of full-size tile, mosaic tile, wall covering, and architectural millwork features. This floor features a combination of flooring systems to service each unique amenity provided, from specialty gym flooring, to yoga, Pilates, spinning, and Kids Club areas. Most unique to this project is its 28,000-square-foot co-working space, the first such location in the DC area. LifeTime Work features both private and open-plan work areas, conference rooms, greenery, and adjustable standing desks. Finally, the basement level spa area features more high-end finishes. What is not in view are the months of coordination to reroute existing structures, and new MEP into the ceilings to operate the eucalyptus steam generator rooms, wood cedar sauna rooms, hot and cool whirlpools, and the entire Life Spa Treatment areas.
