Story

FGS Global, a subsidiary of WPP - the world’s largest advertising company - required a full buildout of a second generation white box space. The scope included a buildout of the full 12th floor and half of the 11th floor in the iconic Warner Building in Washington, DC.. rand* provided extensive preconstruction services throughout design development, producing iterative budget exercises, value engineering options, and procurement for the LV and AV vendors. The team worked in concert with numerous stakeholders including the IT consultant, lighting consultant, signage consultant, AV consultant, and LV consultant. The principal scope of the project emphasized client facing features with high-end finishes and amenity spaces, including three different cafes. The buildout included creating over 90 private offices that lined the exterior of the floors and a soundproof studio room with Cyc walls and a sound proof door. The schedule had to be compressed in order to make up for permit and lighting delays as well as design changes. The team was able to meet its initial schedule by expediting materials and working extended hours, saving what would have been an additional two months to the schedule.
