INOVA ICPH CFB Café Servery and Conference Center Build Back

Located on the INOVA Campus in Fairfax, Virginia, the ICPH Cafe Servery and Conference Center Build Back project included the renovation of the café servery and south conference center within the first and second south floors of the Central Facilities Building (CFB) at the INOVA Center for Personalized Health (ICPH). The $19.6M design-bid-build project scope also included the demolition, renovation and replacement of the Air Handling Units (AHUs) in the building, as well as the installation of temporary AHUs. Hensel Phelps previously performed the demolition of the space, which prepared the first and second-floor for the new fit-out. The AHU replacements 1, 6 and 9 scope included the decommissioning and demolition of five AHUs, the reinstallation of two AHUs and the retrofit of two AHUs. Hensel Phelps installed temporary AHUs to support occupied spaces of the CFB building during construction. Six air ducts were tied into the incoming service, six served the renovation wing (level two south wing) and nine serviced the active kitchen. Although the air handling unit scope was a separate project from the renovation project, the two scopes tied into each other since fresh air was needed from the temporary air handling units to create a healthy environment for workers throughout the renovation. The Café Servery and South Conference Renovation included new restrooms, conference room spaces, a new servery, dish room upgrade, a walk-in refrigerator upgrade and dining area upgrades. The scope included architectural and MEP demolition, installation of new MEP systems and overhead, and upgrades across five levels totaling 75,000 SF. Hensel Phelps incorporated high-end finishes into the renovated building, including stainless steel kitchen equipment and finishes; quartz countertops; and booth seating areas in the cafe and server. Sixty-eight percent of the space was occupied by the owner during construction. While the project was focused on three main construction zones (the penthouse, south wing and servery), the contract included demolishing and replacing various utilities that ran through other areas of the building. Altogether, the team worked in ten spaces to include Tower 8/Atrium, North Wing, Sports Medicine, Physical Therapy, office spaces, a kitchen, a gym and pool, and back of house. Hensel Phelps coordinated construction around the occupied areas of the building to ensure that occupants and building operations were not disturbed during demolition and construction. The demolition scope of work required the removal of existing items that were concealed and in confined spaces. This was further complicated by large glass window walls, requiring maneuvering items through a small opening and coordination to get them out of the building. Hensel Phelps was also limited with site access to the second floor. The site had limited door access and only two elevators that could be used for material moving. Hensel Phelps transported materials through a window on the east side of the building to navigate this challenge. In addition, concrete was hand-mixed in lieu of using a concrete mixer due to limited access to the second floor.
