1025 Thomas Jefferson: Third Floor Spec Suites

Situated in the heart of Georgetown, this third-floor renovation project seamlessly blends functionality with aesthetics. This project introduces 10 spec suites, a state-of-the-art fitness center, and a welcoming tenant lounge. Additionally, revamped restrooms, locker rooms, and elevator lobbies are part of the scope of work. The scope was ambitious, spanning a range of amenities tailored to modern work-life balance, from spacious meeting rooms to wellness areas, all designed to elevate the tenant experience. Creating 10 unique spec suites ranging from 1,200 to 7,600 square feet required meticulous planning and precise execution. Each suite includes perimeter offices with demountable glass office fronts, meeting rooms, wellness areas, and custom millwork pantries. The tenant lounge features new partitions, establishing a dedicated amenity space with phone rooms, meeting rooms, a coffee bar, and banquette seating. Special features include ornate metal screens, dHive partitions, warm wood surrounds, polished concrete, exposed ceilings, and custom millwork. The project faced challenges with low ceilings and the need to repurpose existing VAV boxes. Adapting to these constraints involved seamless coordination with the design team to alter ceiling types and relocate VAV boxes without compromising the design's integrity. Meeting the stringent requirements of the DC Green Code emphasized a focus on energy efficiency and water conservation, demonstrating a commitment to sustainability. From design inception to execution, the HITT team exceeded client expectations on the 1025 Thomas Jefferson Street renovation project, setting a new standard for excellence in the construction industry.
