This project was a fit-out of a new office space for MEP engineering firm, Engenium Group. The building and location of the project allowed for a unique design incorporating the office directly off the building's main entry lobby. The fit-out area is an original DC brick and mortar warehouse which was built approximately 100 years ago. Patner was required to modify the existing structure to allow for a new commuting stair and Limited Use Limited Access (LULA) elevator to be installed. Additional structural changes were required as the two spaces being combined were at different elevations. This included significant amounts of masonry, structural steel, and finish work to blend the spaces into a single cohesive space. As the space was designed by the tenant, numerous unique mechanical and electrical features were included within the design. Most notable would be the lighting controls and high efficiency HVAC design which focused on sustainable Indoor Air Quality Design. The HVAC design leveraged new manufacturing technologies from enVerid Systems and Oxygen8 along with Daikin Comfort Technologies to provide a high efficiency system with significant operational and energy savings throughout the systems life cycle. The system installation is part of 2023 Greenbuild Conference as a IAQ and Sustainability Presentation. Unique Challenges: Renovations on historic building which are intended to maintain the old look and feel, but within a modern office environment are full of challenges. Some challenges are rather straight forward, such as, the removal of paint from the existing brick. After almost 100 years in place the paint coverage was well of 30 layers thick and took 6 weeks to clean. Other challenges included structural modifications utilizing LVL beam, structural steel, and masonry units to tie the new assemblies in with existing structure all the while maintaining proper elevations and reveals to coordinated with numerous finish materials. Which required significant coordination between all trades. Special Features: Custom HVAC System with enVerid Load Reduction Unit and Oxygen8 Energy Recovery Ventilator.
