Rockford Retail Center

Architectural

Story

This project is an economical combination of two separate restaurant lease spaces.  The structure is clean and simple, yet bold and easily identified from a distance.  The building can accommodate two separate drive-up windows if necessary.  The parking lot is combined with a parking lot from an adjacent gas station/C-store under the same ownership.  The building’s value is enhanced by both tenants sharing an existing water well and sanitary sewer drain field with the C-store.  Additional savings are realized by having a common entry that is dramatic and identifiable.  The main entry vestibule also contains shared toilet rooms, freeing up more floor area for seating in each lease space.
