The owner was unsuccessful in a zoning appeal to add 150 s.f. across the front of the existing store. After the denial, Omega Architects crafted a design which allowed the owner to add 1,000 s.f. of additional seating, barrier free toilet rooms, and a new main entryway from a much needed expanded parking area. All improvements were allowed within current zoning ordinances with a simple zoning staff approval, no planning commission or zoning appeals board review required.
