The Goal Interior Partnership Group (IPG) set out to locate and develop new headquarters office space to house its employees and a customer design center, which were at the time spread over two separate facilities. Key design elements included: •The building required two distinct areas, a public space and a working space, including some area set aside for storage of materials. •All areas were to demonstrate IPG’s design and construction capabilities through the showcasing of varied finishes, wall systems, ceiling treatments, lighting and furniture solutions. •It was important for the design to minimize operating costs (gas usage, electrical, etc.), along with ecological impact through thoughtful selection of renewable materials, including the building itself. •The project’s budget goal was to create the interior feel of “Class A” space, but allow rental rates to be set at “Class C” levels. The focus of IPG management was to incorporate these operational and financial needs into one property. The vision was to build a new operational environment, tailored from the inside out, which combined company resources under one roof in a sustainable and economical way. The Result By reclaiming an existing industrial building, IPG was able to achieve significant up-front cost savings and use some of those saved funds to repurpose the space using sustainable design. Office space was optimized to increase occupant productivity through climate, light and workspace controls and features which also reduce operating cost and environmental impact. The combination of these techniques resulted in lower breakeven costs to operate the building. Finally, varied finishes and construction solutions throughout provided a hands-on capability to display IPG’s design and construction capabilities.
