Construction-Management
CSM Group is currently providing construction management services for the new Greenleaf Trust office building and Zazios restaurant space. The planning began in 2006 and construction for this building began in November 2008.
The scope consists of below grade parking for residential use, a ground level restaurant, offices on levels two and three and residential condominiums on levels four and five. There are five residential units expected to be leased out of this building and the parking level will accommodate ten vehicles. The building design has incorporated various balconies which includes a green roof on one balcony.
The overall footprints for each level includes:
Lower level 12,910 sf
Grade level 9,690 sf
Level two 11,219 sf
Level three 9,970 sf
Level four 11,685 sf
Level five 6,835 sf
CSM Group has encountered unique challenges in regards to this project due to an extremely tight site and its downtown nature. The building site was previously a gas station and auto repair shop in downtown Birmingham making this site very close to nieghboring buildings. The project has required construction agreements with owners of the adjacent properties, approvals from FAA, MDOT, Oakland County and the City of Birmingham. The project has also required underpinning of neighboring buildings and realigning roadways and related traffic signals.
