Design Program:  Program included the relocation of Imperial Beverage into an existing 606,200 square foot single tenant building.  The existing building was broken into multiple  tenants with the focus on the renovation of 216,000 square feet for the purpose of accommodating Imperial Beverage. The project scope included the conversion of three existing recessed truck docks into a new internal truck drive through loading bay for interior loading / unloading of product and overnight truck storage, renovation of three existing      recessed truck docks, six new recessed truck docks complete with dock levelers, shelters, and restraints, open warehousing renovations, 16,000 square feet of new walk-in freezer / cooler space, and the renovation of general operations areas and existing executive office space.

Design Challenges:   Close coordination with Imperial Beverage staff was required   throughout the   project to ensure that all functional needs were being addressed in regards to continuous product flow into, out of, and within the warehousing space. Truly understanding their processes was key to design and layout of the renovated facility. Breaking the existing warehouse into separate occupancies had its challenges as well in order to maintain constant flow between the spaces while still maintaining code compliance.
