Rosen Shingle Creek Laundry Facility & Operations Building

Story

Rosen Laundry Facility and Operations is a 37,850 square ft. building and 143,659 square ft. four-story office building and parking garage that is used to launder all linens from multiple Rosen Hotels. The facilities are tilt panel construction and are located just north of Rosen School Of Hospitality.


The Operations Building consists of a two-story garage, two story-office space and cafeteria located on first floor. The office areas included modular furniture and an open to structure ceiling. All conduit was neatly arranged and routed to keep the open structure’s looking neat and clean.  

           

The laundry facility has the ability to wash and dry and fold over 70,000 lbs. of laundry every day and it uses up to 80 gallons of water per day. This facility has some unique features such as the E-TECH rail system in the ceiling space that offers the client a hands free operation from the moment the laundry has been sorted to the point in which it is folded. The facility also features two tunnel washers, extraction press, cake elevators, cart wash station, 300 lb. dryers, conveyor systems, an assortment of smaller washers and dryers, and multiple towel and sheet folders. In addition, there are two boilers for the use of hot water and steam throughout the building.


The laundry project is a tilt wall construction process where the walls were formed on the slab after it was poured. All electric conduits for all equipment had to be installed below slab and relocated after the equipment was installed. This allowed the trades the ability to do all of the ceiling work and set the equipment with a limited amount of conduits in the equipment area. Due to heavy congestion in the ceilings by the E-TECH rail system all conduits were run underground with the exception of conduits directed to run overhead for dedicated pieces of laundry equipment. This took extensive pre-planning and forethought with Kimco and Milnor laundry representatives.


Some of this facility’s other features are electrical system that includes a 2,500 amp main switchboard, one stand by generator with four automatic transfer switches. This will allow the laundry facility to maintain production in the event of power outage.


Rosen Laundry Facility and Operations Building project were great job! It had extensive amounts of motors, conveyor’s, pneumatic rail systems, motorstarters, chemical feed stations, and specialty laundry equipment. It was exciting to see this project come into full production!
