Heyers Place is a 12 unit residential site condominium on Leonard Road in Spring Lake Township. Approved through the Township’s PUD ordinance procedures, the 6-acre development includes 20% open space, increased perimeter buffers, and shared driveways for each of the detached home sites. The former horse pasture, surrounded by residential developments, included several areas of mature trees which were preserved within the open space areas. An enormous Oak tree at the center of the cul-de-sac sets the focal point of the development. Driesenga & Associates, Inc. provided surveying, planning, design engineering, and construction materials testing services. Existing homes adjacent to the Leonard Road access point required careful consideration of setbacks and entry geometry. Pocket retention areas were designed to collect and hold stormwater for infiltration without impacting municipal services. Municipal water and sewer services were extended into the development. Approximately 650 feet of 8 inch water main and 8” sanitary sewer were designed and permitted in accordance with Spring Lake Township and MDEQ requirements.
