Cascade Pointe is an exclusive gated community in the heart of Cascade Township and the Forest Hills School District. The 31 acre development includes 27 executive homes nestled into existing wooded lots with expansive natural and wetland views and boasts a 10 acre nature conservation area. Driesenga & Associates, Inc. provided full scope site engineering services for the project, including Surveying, Geotechnical Investigations, PUD rezoning, Site Plan approval and Civil Engineering Design, Construction Staking, Construction Materials Testing, and preparation of Site Condominium documents. The Driesenga team created a conceptual plan which minimized impact to existing sensitive wetland and floodplain areas while maximizing usable land and creating a secluded, natural environment. The team assisted with zoning and regulatory approvals and prepared full construction documents. Project challenges included extending public water and sewer utilities to serve the development, including extensive dewatering and a 150 foot sanitary sewer bore & jack. Utility plans were prepared in accordance with City of Grand Rapids requirements. Payback and Oversizing agreements were prepared for water main and sanitary sewer, and improvements to Burton Street were coordinated with the Kent County Road and Drain Commissions.
