Dwelling Place-Coral & Knot Building, Weston Apartments

Grand Rapids, Michigan

Construction-Management

Story

The Coral and Knot Building, owned by The Dwelling Place of Grand Rapids, is one of two buildings known as Weston Apartments renovated by Triangle Associates. These buildings, located at 44 Ionia and 21 Weston, consist of 190 units within two six-story buildings in downtown Grand Rapids. Both buildings were originally constructed around the turn of the century and in 1982 were converted into apartment buildings.

The exterior brick and stone were cleaned, tuck pointed, grouted and replaced where necessary. Structural problems required a new steel-framed block and brick wall replacement on one of the buildings. A portion of the existing windows were salvageable with some restoration. The remaining windows were replaced with architecturally similar energy efficient units.

The renovation included extensive remodeling of community areas, living quarters, and entry areas. Mechanical systems were upgraded at both buildings.

All work was performed while residents occupied the building. Triangle coordinated and moved the residents into the renovated apartment units.
