Story

The project included a feasibility study and subsequent site design for a multi-unit development on the 161.2 acre Byron Hills Golf Course located in Bryon Township on the south side of Kent County, Michigan. The project was initially proposed as a combination of a Planned Unit Development (PUD) and single family development. After further investigation of the sanitary sewer system, capacity became a concern for the entire development and only the single family plat portion of the site was completed through final design and municipal approvals. Driesenga & Associates, Inc. completed the boundary and topographic surveys, and the geotechnical report and soil borings for the entire 161 acre site. The design team prepared several conceptual design layouts and preliminary cost estimates to assist Pulte Homes in evaluating the feasibility of the overall development. As part of the feasibility study, the engineers at Driesenga & Associates, Inc. completed a sanitary sewer service routing plan and related flow calculations. The entire site was determined to have potential gravity sanitary sewer service availability despite the rolling terrain and locations and depths of the existing sanitary sewer available to the site. However, based on the downstream capacity of the Goose Creek sanitary trunk line, it was determined that the east portion of the development could not be constructed to the density proposed. The developer decided to move forward with the design of the west portion of the project, for which sanitary sewer capacity was available. The west 41 acres was purchased by Pulte Homes and was fully designed as the 71 lot Arlington Park Residential Plat, including Township, Byron-Gaines Utility Authority, Kent County Drain Commission, Kent County Road Commission, and MDEQ approvals. Phase 1 has been developed by Redstone Group.
