B’Lohm’s Farm is a 13-unit residential site condominium on Pontaluna Road in Norton Shores near P.J. Hoffmaster State Park. The 11-acre development includes 40% open space, as required by the City’s Conservation Cluster District zoning. While meeting the intent of the open preservation zoning, several wetlands were avoided and impacts to wooded areas were kept to a minimum. An extension to the west is possible through a planned access from the new cul-de-sac. Driesenga & Associates, Inc. provided surveying, planning, design engineering, and construction materials testing services. Extensive density and open space calculations were required to maximize the development of the site within the property available. The cul-de-sac was designed so that any future extension would require minimal alterations to the curbing and pavement grades. Municipal water, sewer and storm systems were extended into the site. Approximately 1140 feet of 8 inch water main and 8” sanitary sewer were designed and permitted in accordance with City of Norton Shores and MDEQ requirements.
