The 4505 Cascade office building is a bi-level structure providing of 7,500 square feet of general office space. It is located on a 1.75 acre site on the North side of Cascade Road, a main thoroughfare in Grand Rapids Charter Township. The site was designed to serve separate tenants and accommodate significant topography change by placing the upper level office entrance at the front of the building, and the lower level office entrance at the rear. The site has a unique aesthetic feature due to the close proximity to the Saddlebag County Drain. Driesenga & Associates, Inc. was hired to complete boundary and topographic surveys, site plan approval, zoning variance approval, civil engineering design, landscape architecture, construction staking, and materials testing. Due to the width limits on the site, a variance was required to obtain encroachment on the side yard setback in order to gain access to the rear of the site. Through the site plan approval process, a landscape plan was designed to meet the Grand Rapids Charter Township landscape ordinance, grading was completed, and storm water calculations were performed and coordinated with the Township and the Kent County Drain Commission for a permit to connect to the County Drain adjacent to the site. Driesenga & Associates, Inc. also assisted in the construction phase of the project to obtain required construction permits, complete construction staking, and provide materials testing and inspection
